What is an existing home and a new home?
An existing home is a house, unit or apartment that has been previously been owned or lived in.
A new home is a home that has never been sold before nor occupied by any person and includes:
- contracts to build a new home
- new homes bought 'off the plan'
- new homes constructed by owner-builders
- purchase of new homes that have been built but never sold or occupied, for example display homes.
For an existing home, the First Home Owners Grant WA (FHOG) will be paid in a lump sum on the day of settlement.
For a new home, the First Home Owner Grant WA (FHOG) is paid upon completion. In most cases, this is when a certificate of occupancy is provided. If you are building a new home and using a registered builder, some approved lenders will pay the first home grant once the slab is laid. This gives you access to the funds much earlier.
Other Support
In addition to the above government grants, there may be additional support offered for first home buyers through state and territory governments, such as extra grants or stamp duty concessions. Visit your state or territory revenue office website via our Links page for more information.
The First Home Buyers Grant WA (FHOG) is not means tested.
In Western Australia the purchase price of a home has been capped at $750,000.
